Global uncertainty continues to influence confidence across financial markets and the wider economy. While that naturally affects the property market, I'm finding the impact isn't the same across every sector.
Within Tasman's lifestyle and waterfront market, buyer demand has remained relatively steady throughout 2026. Many purchasers in this part of the market are making long-term lifestyle decisions rather than reacting to short-term economic conditions, with equity and existing wealth playing a bigger role than borrowing capacity.

I'm continuing to see strong interest in tightly held coastal locations such as Kaiteriteri, where limited supply is helping support values despite a more measured market elsewhere.
One trend that has stood out is the number of buyers relocating from outside the region. Interest continues to come from places like Queenstown, Wānaka and Christchurch, with many buyers choosing Tasman for its lifestyle, privacy, productive land and long-term liveability.
Buyers are certainly taking more time to do their homework than they were a few years ago. Decisions are rarely rushed. But when a quality property is well presented and priced in line with the market, buyers are still prepared to act with confidence.
While market conditions remain more considered than they have been in previous years, I continue to see steady demand for quality lifestyle and waterfront property. In my experience, the fundamentals that attract people to Tasman remain as strong as ever.
